According to a new analysis by Zillow, the best time to list your home is mid-March to mid-April, depending on the local climate. This allows you to beat the competition to the punch when it comes to the Spring Selling Season.

The warm winter makes the Spring Selling Season harder to define. So what does this mean to you, the seller? Why is listing ahead of the selling season offer you a better advantage than other times of the year? The data shows that homes sold from mid-March to mid-April sell approximately 15% faster and for 2% more in sales price than the average listing. Quicker sales and more profit, which is a great incentive to listing at the right time.
Technology has changed the way buyers start their home search. Zillow, Realtor.com, Trulia and other online search sites move newer listings to the top of the viewing list. This time of year there are fewer listings to compete for attention. Realtors® across the country are reporting unusually low inventory.
